Booking Conditions

Our Agreement with You

An agreement, which incorporates these booking conditions, is formed between us once we have sent your booking confirmation, following you having made a booking either online or by telephone.


By providing credit/debit card details you are entitling us to deduct any sums due under your booking, and any associated contracts you enter into with us, using these credit/debit card details. You may contact us at any time to provide different valid card details for future sums due should you so wish.

An Initial Payment of £100 for each £500 (or less) of the rental cost per lodge of your booking is due on booking. We will send you a confirmation by email, upon receipt of this initial payment.

The balance of the cost of your booking is due and will be taken using the latest valid credit/debit card details you have provided, on or shortly after the last working day before six weeks before your date of arrival.

For bookings with an an arrival date less than six weeks ahead the full payment is due on booking and will be taken using the credit/debit card details provided before your email confirmation is sent.

Cancellation and Insurance

Once you have booked your lodge(s), our agreement with you is a legal contract.

If you have to cancel and the lodge/s cannot be re-let, you are still liable to pay for the booking in full (less 15% of the rental cost as an allowance for costs that we will not now incur) even if you cancel before paying the balance.

If we succeed in re-letting the lodge/s for all or part of the period of your booking, we will deduct from you what you owe us (or refund to you if appropriate) any such rentals received, less a remarketing charge of £50, up to a maximum refund of 85% of the rental cost of your booking.

For bookings made as a result of charity auction bids, no monies will be due to or from any party in the event that you cancel such a confirmed booking.

For these reasons we strongly recommend that you are covered by cancellation insurance for your holiday.

For holidays cancelled as a result of UK or Scottish government legislation preventing either you travelling from your home and/or Thistle Lodges from opening, then the choice of a transfer to alternative dates or a full refund of monies paid to Thistle Lodges would be offered.

Non-availability of lodge as booked

We would only cancel your holiday if the lodge(s) was unavailable for reasons beyond our reasonable control. We would attempt to offer you alternative accommodation, however if this was either not possible or not acceptable to you then we would refund to you all monies paid for the holiday. Our liability to you would not extend beyond this refund.


Your lodge(s) will be ready for you from 4.00pm on the day of your arrival, unless otherwise agreed in advance. You should report to Barend Reception to collect your key and swimming pool pass. Please do not arrive earlier, as the lodge will not be ready and reception staff will not be available to welcome you.

You will be asked to contact Reception if you expect to arrive after 6.00pm and arrangements will be made for after-hours key collection.


You should vacate the lodge by 10am on the morning of your departure, and leave the key and pool pass at Reception. The lodge must be left in a clean and tidy condition and instructions regarding the disposal of refuse must be followed.


Should you find any faults or have any complaints during your stay, please advise the Reception staff of these immediately so that any appropriate action can be taken. They will refer to ourselves at Thistle Lodges as appropriate. Any unresolved disputes may be referred to arbitration.


We do not accept liability for damage, loss or injury unless caused by proven negligent act or omission of ourselves, our employees or contractors, or agents of the same, whilst acting in the course of their employment. This include loss or damage to vehicles and their contents, and to the personal possessions you bring with you.

Damage and Breakages

You are responsible for any breakages or damage you cause to the lodge(s) and its contents. Please report these to Reception before you leave, otherwise we will send you an invoice which will also include an administration charge of £25.00. Note that we do not normally charge for minor breakages (eg glassware, crockery) provided that these have been reported.

Multiple Lodge Bookings

Group bookings of more than one lodge should pay particular attention to those conditions relating to Occupancy, Departure (including refuse disposal) and Damages and Breakages. Any items moved between lodges must be returned before departure. You must recognise that this is a family site and must not cause any disturbance to other chalets.

We reserve the right to charge a damage deposit in advance of your stay, and/or levy an additional charge for any repairs or exceptional cleaning required to return the lodges to their condition when you arrived.

Web Site

We make every effort to ensure that the information and lodge descriptions contained on our own and other web sites are accurate. We do however reserve the right to make small changes and we accept no liability for minor inaccuracies.


Well behaved dogs are allowed in the lodges and must be declared on the reservation form. Please note that dogs are not allowed in the bedrooms or on the lounge furniture, and must not be left in the lodge alone. Dogs should always be kept on a lead at Barend, and any mess should be cleaned up and disposed of hygienically.


Smoking is strictly not allowed inside the lodges. It is possible to smoke on the balconies, for which ashtrays are provided.
